Advantage Building Inspections at 9 Arrow Wood Place, Ballston Spa, New York.

I recently purchased a condo and nearly passed on having an inspection. After speaking with Aubrey Guri, the listing agent and Megan Bond, my attorney, I decided to go ahead with the inspection. They both said better to be safe than sorry. An appointment was arranged with Mark Fitzpatrick, the owner of Advantage Building Inspections. Mark arrived on time and performed an extremely thorough inspection. He uncovered 3 water leaks, one of them being the WATER MAIN, just above the dropped ceiling in the utility room of my condo. A disaster waiting to happen. I never noticed the mark on the ceiling tile! This repair amounted to over $400.00! Mark also found a broken lock on the balcony door. Another costly item. Both of these problems were taken care of by the sellers, probably totaling $600.00+. So looking back at the cost of the inspection, I ended up saving money and have the peace of mind that all is well in my new home. Thanks again, Mark, for a job well done.

Mark inspected an early 1960s ranch-style home for me in Wilton back in May of 2015. I'm sorry that it took me this long to write a review, because he really did a good job: very thorough, very helpful, and very clear as he walked me through what was OK and what was not so great about the house. His written report was detailed, easy to understand, and provided quickly after the inspection was complete. Mark is organized and energetic, but not in a rush. Having taken his time inspecting the exterior, he noticed a long-standing issue that had escaped whatever inspections took place the last few times the house changed hands. Although I ended up buying the house, the sellers agreed to take care of this issue before closing. Mark saved me from unknowingly inheriting a potentially very costly problem down the road. He's a friendly, helpful guy who I was glad to have on my side.
